  4. Eviction: The landlord must follow the legal process if they wish to evict a tenant, which usually involves giving proper notice and obtaining a court order.

Tenant’s Rights:

  1. Quiet Enjoyment: Tenants have the right to enjoy their rented premises peacefully without interference from the landlord.
  2. Maintenance: Tenants have the right to a habitable living space. If the landlord fails to make necessary repairs, the tenant can withhold rent payments until the repairs are made.
  3. Rent Increases: The rent cannot be increased during the lease period unless both parties agree to it.
  4. Eviction: Tenants can only be evicted through a court order obtained by the landlord. The landlord cannot forcibly remove the tenant without following the legal process.
